Verbena Avenue in Port Macquarie is home to a busy modern family. They connected with ETA Constructions to help transform the dark, damp area under the house into this light, airy parents retreat and family break-out space with a huge entertaining deck.
The Mcinyres lived in their home for twelve years before deciding to renovate. Growing children and expanding friendship circles promoted the Mcintyres to consult with an architect and draw up a plan to redefine their existing home which they love.
‘The clients wanted to create a bit of a sanctuary - a retreat space within the existing home and utilise space that was not being used. They also wanted to include natural materials and improve the natural heating and cooling’.
An area perfect for entertaining family and friends
The home is on a sloping block so one of the first challenges was to address poor drainage which was causing a mould issue in the small low-ceiling height space that already existed downstairs.
Ezra and the ETA Construction team excavated the high side of the house and crafted a block retaining wall with waterproofing and drains to divert water around the house rather than under it.
Once drainage was no longer an issue, excavation and demolition commenced. The house was supported with props to allow a new opening to be created. An excavator was then brought in to carve away soil and old construction materials to provide a fresh canvas on which to build. As you can see from the images, the team dropped the floor height considerably by excavating down under the existing foundations and creating new underpinnings for all the footings. With the new space all set to have high ceilings, all ground works including pipework for the master ensuite bathroom were carried out before the pouring of a new slab floor embedded with river pebbles. Special grinders and polishers were brought in to grind the surface smooth to create a luxurious, hard wearing polished concrete floor.
Most people are surprised just how much building happens that is invisible to the eye yet these careful preparations ensure the longevity and livability of the finished project. Where once stood an unusable laundry and storage with poor air, now there is a fresh, bright and airy master bedroom, ensuite bathroom, walk-in wardrobe and a spacious family room/parents retreat with adjoining storeroom.
Bi-folding doors the full width of one wall were added to the family room and a large deck constructed to extend the indoors outside. This area is now perfect for entertaining family and friends in Port Macquarie’s glorious weather and creating the perfect backdrop for reading a book, studying or enjoying a movie.
The building has not long been completed however feedback from the Mcintyre family is already very positive. The new master bedroom is bunkered down against noise from the street and the heat of the summer sun. The family room is an inviting area to enjoy the green outlook across the new deck and into the backyard.
